Choose a pressure washing company by asking what method they will use on each surface, whether they protect plants and screens, whether they carry insurance, and what happens if something gets damaged. A company that cannot answer those questions clearly is not the right one for your home.
Start with the method, not the machine
Pressure washing and soft washing are different tools for different surfaces. Pressure washing uses high water pressure to lift dirt off hard surfaces like concrete and stone. Soft washing uses low pressure and a cleaning solution that kills mildew and algae at the root, which is what siding, brick, stucco and wood need. A good company will tell you which method they plan to use on each surface of your home and why. If they say they will blast everything at full pressure, that is a red flag. See our note on pressure washing vs soft washing for the full breakdown.
Ask about plant and screen protection
Cleaning solutions used in soft washing can scorch leaves and harm plants if not managed properly. A careful crew pre-wets plants with clean water, covers sensitive foliage with breathable material, and rinses everything after the job. Screens and windows also need protection from overspray and runoff. Ask specifically how they protect plants, screens and windows before you book. If they dismiss the question, keep looking.
Insurance is non-negotiable
Pressure washing involves powerful equipment and chemical solutions. If a sprayer damages siding, a ladder breaks a window, or a worker gets injured on your property, you want to know the company carries general liability insurance. Ask whether they are insured and whether they can provide a certificate of insurance. A company that hesitates on this answer is telling you something. Do not let an uninsured crew work on your home.
Understand the quote and what happens if something is damaged
A reliable quote is built surface by surface, not guessed as a flat number over the phone. The company should look at your home, identify each surface that needs cleaning, and explain what method each one requires. Ask whether the quote is per surface or a flat estimate, and what happens if they find something unexpected once they start. Ask directly what happens if something gets damaged during the wash. A trustworthy company will explain their process for handling damage, whether they repair, replace, or file an insurance claim. If they say damage never happens, they are being dishonest.
Why a suspiciously low bid is a warning sign
A bid that is far below the others usually means a one-setting crew: one pressure setting for every surface, no plant protection, no insurance, and no time spent on prep. That approach damages wood, strips paint, erodes mortar and leaves mildew alive under the surface so it grows back within weeks. The cheapest quote is often the most expensive mistake. See our cost guide for what drives the price of a proper wash.
Questions to ask before you book
- What method will you use on each surface of my home?
- How do you protect my plants, screens and windows?
- Are you insured, and can you provide a certificate of insurance?
- Is this quote per surface or a flat estimate?
- What happens if something is damaged during the wash?
- How long have you been washing homes in Central Texas?
A company that welcomes these questions is a company that does careful work. If you are not sure where to start, send a few photos of your home and we will tell you honestly what it needs and what method each surface requires.
