What gutter cleaning costs in Central Texas

Two quotes for the same roofline can be a hundred dollars apart. What actually sets the price here, and what a good quote should include.

Red gutter and white downspout against a clear blue sky

Gutter cleaning looks like the simplest job on a property, and it is the one most often quoted blind. Two companies can look at the same roofline and be a hundred dollars apart, because one priced the troughs and the other priced the troughs, the downspouts, the guard removal and the second story. Here is what actually moves the number in Central Texas.

The run and the access, not the square footage

Square footage of the house tells you almost nothing about the work. What matters is how much gutter there is and how hard it is to reach.

  • Linear feet of gutter: the single biggest factor, because debris volume and ladder moves both scale with it.
  • Stories and pitch: a two-story run on a steep pitch takes longer to set up and slower to work than a single-story ranch.
  • Roofline shape: valleys, dormers and porches break a run into short pieces, and each piece needs its own ladder placement.
  • Access: locked gates, steep side yards, landscaping against the wall and cars in the way all add time before any debris comes out.
  • Guards: screens and covers have to come out, be cleaned and go back, which is real labor on a long run.

Condition decides the second half of the price

A trough with a season of leaves in it shovels out quickly. One that has not been touched in five years holds compost: the leaves have broken down into a dense mat that has to be dug out by hand, and the weight of it has usually started to pull the hangers loose. In this climate the spring pollen and oak catkins pack a trough like wet paper, and by summer that layer has set. It is the difference between a clean-out and a restoration, and it should be visible in the quote rather than discovered on the day.

What an overflowing gutter actually costs you

The reason to clean gutters here is not cosmetics. When a trough backs up, the water goes over the back edge and lands against the fascia and the slab. On Central Texas clay that water sits, the soil swells and shrinks, and the damage shows up later as rot at the fascia board, staining down the siding and movement at the foundation edge. A packed trough is also standing water in the shade, which is where mosquitoes breed.

What a quote should spell out

  • Which runs are included, and whether downspouts are flushed and tested
  • What happens with gutter guards, if you have them
  • How the debris leaves the property
  • Whether the price covers a second story or a steep pitch
  • What is quoted separately if a hanger, seam or downspout needs repair

Why we do not publish a flat rate

A per-foot number would be wrong for most houses, and a phone estimate without seeing the access is usually either padded or too low. Send a couple of photos of the roofline with your request, or ask for a walk-around, and you get a written scope: runs, access, downspouts and what is included. The estimate is free and no-obligation, and it is the number you pay.

Common questions

How much does gutter cleaning cost in Central Texas?
The price follows the run, not the house. Linear feet of gutter, how many stories, how steep or cut up the roofline is, how packed the troughs are and whether the downspouts are clogged all move it. A single-story ranch is a different job from a two-story with valleys under live oaks, so we quote from the run and the access instead of a flat rate.
How often should gutters be cleaned here?
Twice a year suits most homes: once after the spring pollen and catkin drop, and once after the leaves fall. Homes under live oaks, or with long shaded runs, often need a third visit, because a packed trough backs water up under the fascia and down the wall.
Do you flush the downspouts as part of the job?
Yes. Clearing a trough without testing the downspouts just moves the blockage downstream. Every run gets flushed and checked, and we tell you if a downspout is crushed, disconnected or dumping water against the slab.
What makes a gutter job cost more?
Height and access first: two stories, steep pitch, roof valleys and tight side yards. Then condition: composted debris, gutter guards that have to come out, or seams that are already failing. Repairs get quoted separately so the cleaning price stays the cleaning price.
