What house washing costs in Central Texas

A house wash looks like a one-line quote, and it rarely is. What moves the price here, and what a fair quote spells out.

Updated November 2026

Red brick ranch house with a clean walkway and lawn

Ask three companies to wash the same house and you can get three very different numbers, mostly because each one is pricing a slightly different job. Here is what actually decides the price of a house wash in Central Texas, so you can read a quote for what it covers.

Wall area and height set the baseline

The labor is in the walls, not the floor plan. A long single-story ranch and a compact two-story can have a similar wall area, but the two-story needs more setup, longer reach and more time working safely off a ladder.

  • Stories: every added level means more equipment moves and slower work.
  • Wall area: lots of gables, bump-outs and porches add surface that a simple square-footage guess misses.
  • Access: gates, fences, tight side yards and dense shrubs against the walls all slow the work before any water is used.

The material decides the method

Brick and stone handle more than vinyl or painted wood do. Stucco and older siding need a lighter hand. The method follows the surface: lower pressure and more cleaning solution on anything that can be damaged, with more dwell time and a careful rinse.

What is growing on it

Light dust and pollen rinse off quickly. Heavy green algae on shaded walls, black mildew streaks under the eaves and rust stains from sprinklers take longer and more product. The shaded north and east sides of Central Texas homes are usually the worst.

What to check on a quote

  • Which surfaces are included: walls, trim, soffits, garage door, porches
  • Whether gutters, fences and flatwork are part of the price or listed separately
  • How plants and landscaping are protected
  • Whether a low-pressure soft wash is used on the siding
  • What happens if the estimate and the actual job differ

Why we quote from the house, not a rate card

A fixed per-square-foot number would be wrong for most houses. Send a few photos of each side of the house with your request, or ask for a walk-around, and you get a written scope that says what is included. The estimate is free, with no obligation.

Common questions

How much does house washing cost in Central Texas?
It depends on the wall area, the material and what is growing on it, so we quote after seeing photos or the house instead of giving one number by phone. A one-story brick ranch with light dust is a smaller job than a two-story with algae on every north-facing wall.
Is a soft wash different from a pressure wash on a house?
Yes. A soft wash uses low pressure and a cleaning solution that kills the mildew and algae, then rinses it off. High pressure is for concrete. On siding, trim and painted wood it can force water behind boards and strip paint, so we use the gentle method there.
Do you clean gutters as part of a house wash?
A house wash covers the exterior walls and trim, and windows get rinsed clean. Gutter cleaning is its own service, so ask for it on the same estimate if you want it done in the same visit.
Will washing damage my plants?
Not if the job is planned for it. We wet the plants first, protect delicate beds, and rinse them again afterward. Tell us about anything unusual or expensive in the beds when you ask for the estimate.
